Location
Voss House
Seldran Voss's carefully maintained north-side Beregost property, respectable on the surface and arranged to support a life built on concealment.
General description
Voss House is a substantial but intentionally unremarkable Beregost residence. From the street it presents the habits of a prosperous, private scholar or merchant: clean masonry, restrained trim, good locks, curtained windows, and grounds kept well enough to discourage comment without inviting admiration. Inside, that controlled respectability continues. Rooms are orderly, valuables are selected rather than displayed, and the house contains more privacy, compartmentalization, and controlled sightlines than a normal domestic residence requires.

Key facts
- The house is designed to support Voss's human identity and therefore avoids overt fiendish decoration or obvious criminal signaling.
- Its respectable appearance is part of Voss's operational security, not evidence that the residence is harmless.
- Private rooms favor controlled access, good locks, layered concealment, and routes that let Voss separate visitors from material he does not want casually observed.
- Evidence found here should distinguish Voss's own interests from Mordas's Zhentarim operation rather than collapsing the two conspiracies into one organization.
Appearance
Keep the exterior mundane. Voss survives by looking established, solvent, and boring. Indoors, the details become slightly too deliberate: furniture placed to preserve lines of sight, doors that can be secured from more than one side, writing materials put away immediately after use, and storage chosen for concealment rather than convenience. Nothing needs to scream 'monster lair' for the house to feel controlled.
Voss's use of the property
Voss uses the property as a stable civic identity in Beregost. The house gives him somewhere to receive respectable contacts, store correspondence, and conduct business without exposing his true nature. His arrangement with Mordas is transactional: Voss supports research into the Demonshields because he wants access to the work and its possible applications, while Mordas benefits from Voss's money and reach.
Investigating the house
Clues here should reward synthesis rather than a single hidden drawer. Correspondence may show inconsistent assumptions. Financial records may reveal payments without explaining their purpose. A room may be staged for the elderly human guise while another physical detail makes less sense for that body. The strongest investigation result is not merely 'Voss is suspicious' but a clearer picture of which secrets belong to Voss, which point toward Mordas, and which remain unexplained.
Using Voss House
Run the house as controlled domestic space that gradually stops feeling domestic. The party should be able to enter with a warrant, invitation, deception, stealth, or force and learn different things depending on how much of the property Voss has time to sanitize. If Voss is present, the respectable setting makes his eventual true-form reveal more effective because it ruptures a carefully maintained ordinary environment.
